Who will benefit?
We will see direct benefit to the potters of the Seagrove Area, including the Seagrove Area Potters Association that made a significant donation in return for fee use of the expo center for the annual celebration of Seagrove potters. Direct benefits of lease credits will go to start-up businesses that make investments into the renovation. Indirectly, businesses in Seagrove will benefit from increased tourism. Citizens of the community will benefit from discounted rates on space rental. More broadly, citizens will benefit from more jobs, more opportunities, greater property values and enhanced way of life.
What difference does the project make to the community?
First, the vacant building is prevented from becoming derelict, instead becoming a vibrant center for arts, commerce, entertainment, government and cultural development. The lease program is not intended as a hand out to unfairly advantage one business in town, or one rental space, over another. Lease rates will be competitive and lease credits will be given for bonafide investment to building improvements.
Who is the project intended to help?
We want to help the local potters by increasing tourism to Seagrove. This will benefit their customers nationwide and society at large by providing enjoyment from artistic and home-spun functional wares. More people coming to the community will help local businesses. We want to help the community by providing a place to gather with great amenities and much needed services provided locally. Such a place will benefit residents by increasing property values. We want to benefit the Town of Seagrove, and Randolph County, so taxes will stay low, the public is kept safe, and essential services are provided efficiently. We want to serve people of all races and backgrounds, with special emphasis on historically under-served and disadvantaged groups. There are many more benefits.
How much capital do we need to make the project a reality?
About $3 Million dollars would get the event center finished. Another $4-6 Million to construct a Bed & Breakfast/Boutique Hotel and restaurant from private investment. $15 Million to construct a hotel on site or nearby. Entrepreneurs may invest as little as $10,000 to renovate space to start their business.
What will be the operating costs?
We expect operating cost to not exceed $90,000 per year initially and that revenue will meet the operating costs.
Where has investment come from so far?
The NC Department of Commerce is the biggest contributor so far. The building was donated by JBDJ, LLC, a family holding company of Jack C. Lail. Martha Luck Comer, and her family, has pledged a large sum over three years.
When will the space be ready to use?
Our target is to have phase 1a ready by March of 2021. This includes the Martha Luck Comer Community Center, gallery vestibule, an 8000 Sq.Ft. multi-use room along with patio and deck outdoor space.
How will the benefits be proven?
Measures will include:
Dollars invested toward renovation by all parties.
Number of jobs created.
Number of events, attendance
Annual report of income by category and related expenses

13,000 Sq.Ft. has been removed
This opens up the courtyard for egress and creates an outdoor patio space with a view from the lobby of the natural setting in rural Randolph County. The story goes that the courtyard was originally created as Luck's was expanding and ran into granite rock so they built around the obstacle.
